La expectativa favorable de un cambio político que se produjo en el sector inmobiliario tras la juramentación del presidente de la Asamblea Nacional, Juan Guaidó, como presidente encargado de Venezuela el 23 de enero, ya no lo es tanto. Y así como algunos ánimos se desinflan con el paso de los días, ocurre lo mismo en el mercado de inmuebles, coinciden expertos del área.
En los meses de febrero y marzo se pudo palpar el interés por mover un sector paralizado por la fuerte recesión económica, la hiperinflación y las varias distorsiones que han llevado los precios por debajo del costo de reposición.
El efecto Guaidó, como se llamó la renovación de esperanza de que por primera vez en mucho tiempo los venezolanos vieran una verdadera oportunidad de cambio político, llevó a una leve recuperación de los precios de bienes raíces que Aquiles Martini, ex presidente de la Cámara Inmobiliaria de Venezuela, cifra en 5%.
Esta expectativa detuvo momentáneamente la caída, pero en abril la tendencia se revirtió. En mayo, la situación volvió a ser la misma de antes del 23 de enero, luego del alzamiento militar contra Nicolas Maduro el 30 de abril.
«Durante el primer trimestre se recibieron ofertas, pero los vendedores apostaron a mejores tiempos y con ello a conseguir mejores precios y se aguantaron. El que vendió lo hizo sin duda a un precio que no hubiera obtenido en enero, pero el que no lo hizo ya no podrá hacerlo», señala Martini.
Es momento de comprar, ciertamente, pero pocos quieren vender. El clima político no tan claro por estos días ha hecho que incluso los compradores se aguanten a la espera. Pero en otros casos «el comprador ahora dice no compro y me voy del país, esto se puede poner peor. Ya no ven salida», comenta Anays Torres, asesora de Inmobiliaria AbreSuCasa.
Antes de la aparición de Guaidó en la escena pública, los precios de los inmuebles, en dólares, habían caído entre 70 y 75%, luego se recuperaron ligeramente, pero se trataba de la oferta que ya estaba disponible. Algunos se pudieron colocar, dice Torres.
En lo que va de año, el promedio de transacción en las operaciones de ventas que ha cerrado AbreSuCasa en los Altos Mirandinos es de 30.000 dólares, un precio que sigue siendo bajo en divisas para los que se exhibían antes de la profundización de la crisis hace cuatro o cinco años.
Para Martini «la expectativa de incertidumbre es hoy peor que la de antes de Guaidó, porque en ese momento se esperaba que ocurriera algo y pasó, pero volvimos a la misma historia. No se cumplieron las expectativas en los tiempos que la gente quería».
– Los servicios públicos también –
El panorama se torna gris en el sector inmobiliario no solo por la frustración de los venezolanos por el tema político. Se añade el colapso de los servicios públicos, lo que hace que parte de la oferta ni se considere como una opción si no garantiza lo más básico.
En los Altos Mirandinos, área de cobertura de AbreSuCasa, no solo la diáspora aumenta la oferta sino también la necesidad de buscar otro inmueble por fallas en los servicios públicos y la crisis económica que ha mermado la capacidad de los ciudadanos para mantener costosos condominios.
La zona se ha visto afectada de manera importante por las fallas eléctricas, por lo que los apartamentos ubicados en pisos altos no tienen mayor posibilidad de colocarse ante la dificultad de no contar con un ascensor en funcionamiento por problemas de energía.
Torres dice que hasta el piso 5 existen interesados y que puede darse el caso de hasta un piso 7, pero más allá de ese nivel los inmuebles dejan de ser atractivos.
No solo la electricidad es un inconveniente a la hora de ofrecer un bien, también lo es el suministro de agua o el acceso al transporte público. Torres asegura que propietarios con inmuebles en zonas de montaña, exclusivas, están vendiendo para comprar en el centro de Los Teques porque se quedaron sin vehículo y no tienen cómo salir de esos urbanismos más retirados.
Quienes se acercan a la inmobiliaria buscan no solo cercanía a medios de transporte, sino edificios o casas con pozos de agua.
La variable servicios públicos está afectando fuertemente la venta de viviendas como en Maracaibo, donde se han negociado inmuebles por $5.000, ejemplifica Martini.
– Empresas afectadas –
Del lado empresarial y comercial la situación no es muy diferente. Los apagones de marzo se llevaron consigo a varias compañías que estaban sobreviviendo.
“Había empresas que no estaban vendiendo y el apagón, más la sequía de créditos –por el excesivo encaje bancario- terminaron por cerrar las que ya no aguantaban la operación”, dice Héctor Benavente, consultor estratégico-financiero.
En el mejor de los casos se han decidido cierres temporales, alargando plazos con la expectativa de que finalmente se dé el cambio político que permita la recuperación económica.
“El mercado está muerto más por falta de vendedores que de compradores”, afirma Benavente, quien señala que los dueños de fábricas no están dispuestos a ceder sus propiedades por montos bajos.
Los fondos de inversiones extranjeros, principalmente europeos, siguen a la caza de empresas porque saben que es el momento de comprar. Lo que puedan adquirir ahora difícilmente lo harán después si el entorno económico mejora y con ello aumentan los costos de montar un negocio en el país.
En el área de salud hay consultorios y unidades médicas en venta y otras sin operar “mientras se ve qué pasa”.
En el sector industrial, el escenario es peor. Es un área que está descapitalizada, por lo que resulta más barato importar que producir en el país.
El sector servicios busca oportunidades fuera del país. Centroamérica, República Dominicana y Argentina son los destinos con mayor demanda, por presentar nichos de mercado desatendidos, detalla Benavente.

Amazon ha decidido adentrarse en el competitivo mercado de la venta de billetes de avión, aunque por el momento solo en la India, donde con gran discreción ha empezado a ofrecer vuelos nacionales de la mano de un portal local.
Así, desde esta semana, la mayor tienda en línea del mundo ofrece desde la web de su servicio de pago Amazon Pay la posibilidad de comprar vuelos entre ciudades de la India, algo que luego gestiona a través de la integración de la oferta de Cleartrip, una especie de Kayak que opera en India y Oriente Medio.
Hasta el momento ni Amazon ni Cleartrip han hecho comentario oficial alguno, ni han impulsado campaña alguna de promoción -ni siquiera en sus propias webs-, aunque se espera que en breve realicen el anuncio oficial de este lanzamiento.

Esta iniciativa forma parte de la revolución que está viviendo el sector financiero a través de la aparición de agentes ajenos a la banca que ofrecen plataformas de pago a sus usuarios a través de webs o aplicaciones móviles.

De acuerdo con las fuentes que declararon a Bloomberg el BCV vendió cerca de 9,7 toneladas de oro el 10 de mayo y otras tres toneladas tres días después, lo que llevó el total de reservas internacionales a 7.992 millones de dólares el martes 14, el mínimo en casi 29 años.

Con el fin de articular con las instancias regionales de alimentación y fortalecer los sistemas de distribución y abastecimiento, el ministro del Poder Popular para la Alimentación, Carlos Leal Tellería, sostuvo una reunión este viernes con los secretarios estadales de alimentación y con los presidentes de las empresas de alimentos adscritas a las gobernaciones del país.
Durante el encuentro, el ministro recordó las líneas de trabajo instruidas por el presidente de la República, Nicolás Maduro, entre las que destacan impulsar la producción agroalimentaria en todas las comunidades, incorporar mecanismos que fortalezcan la entrega de los combos de los Comité Locales de Abastecimiento y Producción (CLAP), impulsar el Plan de Distribución de Proteína Animal y las Ferias del Campo Soberano, así como mejorar la distribución en los mercados populares y la red privada.
Asimismo, resaltó la importancia de la producción regional y el autoabastecimiento local, para continuar enfrentando la guerra económica y el bloqueo criminal impuesto por el gobierno de los Estados Unidos.

Detalló que estas acciones coercitivas por parte de EEUU, han afectado la vida cotidiana de todos los venezolanos.
Actualmente, una caja de alimentos (CLAP) tiene un costo legal de 2. 500 bolívares soberanos. En este sentido, comparó que la compra de esos mismos rubros en el mercado regular tendría un costo de Bs. 115 mil; y en el mercado especulativo de 247 mil bolívares soberanos.
“Si no fuera por el CLAP, millones de familias estuvieran en una crisis insostenible gracias a las sanciones de Estados Unidos”, subrayó.
Bernal informó que hasta la fecha hay 200 personas detenidas por manejo irregular de los alimentos que se distribuyen a través de los CLAP.
Finalmente, el funcionario condenó que la derecha venezolana pida una intervención para el país, violando la Carta Magna venezolana.

Las tres casas de cambio autorizadas por el Ejecutivo nacional para transar con divisas en el país: Zoom, Italcambio e Insular, han puesto su servicio de compra y venta de estas monedas a disposición de los usuarios.
Una vez aprobada la compra y venta de divisas a través de mesas de cambio en entidades bancarias y casas de cambio, ambos tipos de operadores han ido ajustando con el paso de los días las reglas en torno a dicho proceso.
En el caso de la casa de cambio Zoom, informó ayer, a través de su cuenta en Twitter @ZOOMRemesas, que la tasa para la compra de dólares era de Bs. 5.402,19 y para la venta de Bs. 5.456,21. Entretanto, la casa de cambio Insular daba a conocer en su página web: www.cambiosinsular.com, que la tasa para la compra de dólares era de Bs. 5.402,19 y para la venta Bs. 5.456,21, e informaba la tasa para la compra de euros en Bs. 6.037,97 y para la venta Bs. 6.098,35. Los mismos montos de las tasas manejaba este viernes 17 Italcambio.
En la cuenta @italcambio se informa que “el servicio de venta de divisas en efectivo está activo en nuestras oficinas, monto máximo diario de $500, hasta un máximo mensual de $4.000 o su equivalente en otra moneda, acérquese a la sucursal de su preferencia sin cita y realice su compra (según disponibilidad de la oficina)”.
Bancos. Al cierre de la semana, el Banco Central de Venezuela anunció que las cinco instituciones financieras que participaron del nuevo sistema de mesas de cambio ayer promediaron Bs. 5.550 por dólar, en una jornada a la que asistieron cinco entidades: Banco Exterior, Banco Nacional de Crédito, Banplus, Banco de Venezuela y BanCaribe.
A lo largo de esta primera semana con el nuevo esquema cambiario, el dólar se cotizó en promedio en Bs. 5.570,39.
A las actividades de compra y venta de divisas al menudeo se incorporaron nueve instituciones bancarias públicas y privadas: Bancamiga, Banco Nacional de Crédito, Banco Occidental de Descuento, Banco Exterior, Banco de Venezuela, Bancaribe, Mi Banco, Banco Plaza y Banplus.
Las tres casas de cambio autorizadas por el Ejecutivo nacional para transar con divisas en el país: Zoom, Italcambio e Insular, han puesto su servicio de compra y venta de estas monedas a disposición de los usuarios.
Una vez aprobada la compra y venta de divisas a través de mesas de cambio en entidades bancarias y casas de cambio, ambos tipos de operadores han ido ajustando con el paso de los días las reglas en torno a dicho proceso.
